We know the market
The benefit of our long experience has proved invaluable to many landlords. We can advise on current rentals for your property type and area and therefore rental rates, to give you the greatest return on your investment. All associated fees are tax deductable.
Tenant selection
Can be a time consuming and difficult process to handle on your own, with many unforeseen pitfalls, many landlords prefer to have their tenant selection handled professionally by a third party. All of our tenants must provide satisfactory testimonials to be eligible for property rental. In this way, we are able to ensure both happy occupants and happy owners.
Rent collections
Knowing that the rent is going to be paid on time and be worry free is vital to profitable management and your peace of mind. Our system of daily rent supervision is designed to ensure that you receive the rent due to you promptly and that the tenants are aware of, and live up to, their payment responsibilities.
Property maintenance reports
All properties under our management are compiled into a computerised register, which ensures every property receives its regular inspection as scheduled. Our property manager provides you with a comprehensive written report on your property and furnishings at regular intervals to suit your personal requirements; this includes a detailed bond inspection at the end of the tenancy.
Maintenance and repairs
Repairs and maintenance are handled 24 hours a day, 7 days a week by our property manager using qualified independent contractors at specially negotiated rates. No worry to the landlord.
Financial reports
Regular income and expenditure statements are prepared for the owner. Landlord payments to you are timely and accurate.
The Residential Tenancies Act
A thorough knowledge of the Residential Tenancies Act is essential to manage your property efficiently and our staff are thoroughly conversant with all aspects of the act and the workings of the tribunal.
